Traditional Model Hits Bottlenecks

According to Nguyen Van Khoi, Chairman of the Vietnam Real Estate Association, the world is experiencing profound geopolitical, economic, and technological changes. Global supply chains are being restructured, and trends such as investment flows, green development, digital transformation, artificial intelligence, and the circular economy are shaping new development models. For Vietnam, this presents both huge opportunities and major challenges.

He pointed out that many industrial parks are still developed under traditional models, with uncoordinated logistics infrastructure, limited connections to urban areas, and worker housing, expert apartments, and social facilities unable to meet demand. Meanwhile, digital and green transitions are slow, and the quality of investor support services is uneven. In addition, issues such as clean land reserves, land acquisition and clearance, land prices, and investment procedures remain obstacles that need to be removed.

Shift to "Modern Industrial Ecosystem"

Nguyen Van Khoi emphasized that in the new era, it is necessary to strongly shift from the model of "industrial parks providing manufacturing sites" to the model of "modern industrial ecosystems." A successful industrial park should not only have factories but also logistics centers, digital infrastructure, R&D and innovation centers, housing for workers and experts, education, healthcare, commercial and cultural services, as well as a green, safe, and sustainable living environment. New-generation industrial parks need to be driven by digital data, artificial intelligence, the Internet of Things, big data, and smart operations platforms to improve management efficiency, save energy, reduce costs, and enhance competitiveness.

FDI Data and Tech Giant Layout

Under the trend of global supply chain diversification, Vietnam is becoming an important destination for high-tech capital flows. According to data in the article, the semiconductor sector has attracted over US$14 billion cumulatively, with more than 240 projects; at the same time, data centers, artificial intelligence, and renewable energy are also seeing new waves of investment. Although Vietnam has made significant progress in attracting FDI in the technology sector, the transformation of industrial parks still faces multiple challenges. First, infrastructure synchronization is insufficient, especially the connection between transportation logistics and digital infrastructure; second, there is a shortage of high-quality human resources, particularly in AI, semiconductors, and R&D; additionally, land supply and administrative efficiency issues still need to be addressed through policy innovation.

The Vietnamese government has set a target of annual GDP growth of 10% or higher, meaning the industrial park system must continuously innovate, moving towards synchronized planning and infrastructure, green transformation, digital transformation, and enhancing the capacity to attract high-tech, semiconductor, and innovation projects.
